• Please note that the smaller sofa in the living room (loveseat) is currently under repair. We apologize for any inconvenience and appreciate your understanding.
• Please note that the game room air conditioning is currently out of order.
• Please note that pool service is scheduled weekly and may occur during your stay. It is a brief visit to keep the pool clean, and technicians will only access the pool area. Thank you for your understanding.
• Please note that the arcade is currently out of order.

Pet Friendly:
• Pets are welcome at our property. A maximum of two pets under 70 lbs each is permitted. A pet fee of USD 139 per pet applies and will be collected after booking.

Additional Services:
• Planning a BBQ? A propane tank is available for a one-time USD 69 charge. Let us know in advance, and we’ll make sure you’re all set to grill and enjoy.
• Pool heating is available upon request and is not included in the booking price. The fee is USD 35/night with a 2-night minimum. At least 24 hours’ notice is required if you would like to add this service.
• Rent a Pack ’n Play for USD 39 (one-time fee)
• Rent a high chair for USD 29 (one-time fee)
• Mid-stay cleaning for reservations over 3 days is available for an additional fee and must be booked in advance.

Community Updates:
• Work underway now at Westside & Hwy 27 gatehouses; continuing this week at all remaining locations
• Existing call boxes being replaced with temporary keypads — QR codes no longer work at these locations
• Temporary gate code: 3218 (Westside, Hwy 27, North Tract, Leopard Creek, Tract K Main, Ocean Course, Whistling Straits)

Cancellation Policy

We offer flexible cancellations for all reservations made on upstay.com

0-4 bedroom properties - Free cancellation until 5 days prior to arrival (4pm eastern time)
5-8 bedroom properties - Free cancellation until 7 days prior to arrival (4pm eastern time)
9+ bedroom properties - Free cancellation until 14 days prior to arrival (4pm eastern time)

For longer stays (up to 30 days) or monthly leases, we require at least 30 days notice to cancel or modify without fees.

Booking On Other Sites

Booking directly with us offers more flexible cancellation policies compared to other sites. Always double-check the cancellation policy before booking elsewhere, and consider booking with us directly for the best price on your rental.

Booking Deposit

50% of the total cost of the reservation is due at the time of booking, the other 50% must be paid once the cancellation policy kicks in.

Home was beautiful and very accommodating. Even if issues arise the host was very attentive and quick to answer and solve it. I loved the quick response to any and all questions I had. The family enjoyed the space and was excabout the arcade room. The pool was also utilized during day and evening hours. My daughter even visited the water park. We loved that there was plenty to do. Excellent vacation. Definitely a do over for us. ❤️❤️❤️❤️❤️

Great place to stay with a large family. Really enjoyed having a private pool and access to the clubhouse with the splash pad, lazy river, pool and tiki bar. Stayed for 7 days with an extended family ages 60 - 2 and never felt crowded. The only complaint was that we had to wait 30 min past check in time for the cleaners to finish.

Our recent family gathering vacation week at this incredible home truly lived up to its 'Home Away From Home' moniker, providing an absolutely amazing backdrop for our getaway. The house itself was exceptionally comfortable and boasted an impressive array of amenities that kept everyone entertained: from the relaxing pool to the exciting arcade room, providing endless fun for all ages. The spacious kitchen made meal prep a breeze, and with comfortable rooms and a TV in every bedroom, there was ample space and privacy for our entire group. We particularly cherished our time together enjoying the pool, firing up the BBQ for delicious meals, and gathering for memorable game and movie nights. Beyond the house, the location was absolutely perfect; being just minutes away from the main theme parks was a huge convenience, and having a supermarket, various stores, restaurants, and gas stations so close by made daily errands effortless. The added bonus of other resort amenities further enhanced our stay, and finally, we cannot speak highly enough of the host, who was consistently available and incredibly responsive, ensuring any questions or needs were addressed promptly. This vacation rental comes highly recommended for any large family looking for comfort, entertainment, and convenience!
