Cancellation Policy

We offer flexible cancellations for all reservations made on upstay.com

0-4 bedroom properties - Free cancellation until 5 days prior to arrival (4pm eastern time)
5-8 bedroom properties - Free cancellation until 7 days prior to arrival (4pm eastern time)
9+ bedroom properties - Free cancellation until 14 days prior to arrival (4pm eastern time)

For longer stays (up to 30 days) or monthly leases, we require at least 30 days notice to cancel or modify without fees.

Booking On Other Sites

Booking directly with us offers more flexible cancellation policies compared to other sites. Always double-check the cancellation policy before booking elsewhere, and consider booking with us directly for the best price on your rental.

Booking Deposit

50% of the total cost of the reservation is due at the time of booking, the other 50% must be paid once the cancellation policy kicks in.

This place is phenomenal! Perfect for a magical and memorable family vacation. We traveled with our girls and they absolutely loved each of the Disney themed rooms. The pool and hot tub combo was the perfect combination to enjoy sunny Florida and the arcade room definitely added to the fun! Location was fantastic, just 20-30min away from Disneyworld (depending on traffic), privileged location with target, restaurants and shops within a 10-12min drive. The neighborhood is private and inviting for a walk or run. The absolute plus was the resort community pool! We enjoyed the resort pool at least 4 days of our stay, enormous pool, lazy river, fun slides and restaurant/bar within, which makes it easy for parents to relax, enjoy and feed the kids all in one place. We will be definitely coming back! Can’t recommend enough!

Upstay was amazing. Very friendly and quick to respond. They even accommodated hosted us an extra night when our flight got canceled. So much for the kids to do to stay busy. Adult and kid friendly home with plenty of space. We will be back for spring break!

The home was perfect for our family! Lots of space and really awesome themed rooms- they were amazing! The home had a great game room and the pool and hot tub are heated so we used them even though the weather was unseasonably cold. The area is great for walking- lots of sidewalks. Garbage is collected every day which was amazing. They even had some snacks waiting for us at the house which was very welcome since we got off the plane and went straight to Universal studios and arrived well after dinner time with hungry kids. Upstay and Yasmim really thought everything and responded to my one questions promptly. The fitness room at this property is excellent- open 24 hrs and has plenty of weights not just cardio equipment. This was a perfect stay for our family.

I usually stay on Disney property, but the number of people we had, we needed a bigger place. We very comfortably fit everyone with plenty of space to relax, cook, and stay entertained. The kids said it was the coolest house in all of Florida! I love that they included the hot tub and we didn't have to keep getting extra charges added. The pool was a good size for all of us, and the game room plus TVs in every room meant that none of the kids had to argue over activities. Looking forward to staying here again!

l admit, I was a little hesitant to book at first since this place didn’t have any reviews yet—but I am SO glad I took the chance! This home was everything we needed and more for our Disney vacation. The house was spacious and cozy, and the themed rooms were a huge hit—especially the Moana and Harry Potter rooms! The attention to detail made it feel like we were staying inside the parks themselves. The kids were obsessed, and even the adults couldn’t stop taking pictures. One of the highlights for us was the game room. It was packed with fun—foosball, basketball, arcade games, and more. It kept everyone entertained for hours, especially during our downtime between park visits. After long days at Disney, the hot tub was heaven. The soft towels, the warm water, and the powerful jets were the perfect way to unwind. You can really tell the hosts thought of everything to make the stay as comfortable as possible. The location was super convenient too—just a short drive from Disney World,

We booked a week stay and we enjoyed our entire stay . The rooms were clean , the beach towels on site were convenient (especially since we forgot ours ). There were 11 guests ranging from ages 3 to 70 and we still had a lot of space and room to be comfortable . We will definitely be booking again.
