Cancellation Policy
We offer flexible cancellations for all reservations made on upstay.com
- 0-4 bedroom properties - Free cancellation until 5 days prior to arrival (4pm eastern time)
- 5-8 bedroom properties - Free cancellation until 7 days prior to arrival (4pm eastern time)
- 9+ bedroom properties - Free cancellation until 14 days prior to arrival (4pm eastern time)
For longer stays (up to 30 days) or monthly leases, we require at least 30 days notice to cancel or modify without fees.
Booking On Other Sites
Booking directly with us offers more flexible cancellation policies compared to other sites. Always double-check the cancellation policy before booking elsewhere, and consider booking with us directly for the best price on your rental.
Booking Deposit
50% of the total cost of the reservation is due at the time of booking, the other 50% must be paid once the cancellation policy kicks in.

Five stars! This home delivered a true retreat vibe for an employee getaway. The space worked perfectly for relaxing, connecting, and having fun. We made s’mores by the outdoor fire pit, ran a plastic duck hunt game, and built memories for a lifetime. Clean. Comfortable. Thoughtful layout. Easy to enjoy without overthinking logistics. At first I thought it was pricey but man when I say you get exactly what you pay for and it was more than worth it! The location, neighborhood, parking and access to the house 10/10. Looks exactly like the pictures and was everything we’d hoped for to enjoy my fiance’s birthday. So close to downtown bars, clubs, restaurants and lots to do in this area. This house was fantastic!!! The location was excellent. Just a short walk to Rainy St and close to everything down town. The amenities were wonderful and the house was spotless. The host was very accommodating and responsive. We landed in Austin a few hours before check in and she allowed us an early check in no problem. She did the same thing with our departure, allowing us to stay an extra hour. Top to bottom 5 star review. Great stay and urban vibe was perfect. Walked to rainy street and enjoyed music , lunch and vibe. Had 18-21 year old adult children with us that were able to walk and enjoy surrounding vibe! Walked to lake for kayak tour easily for the bat site seeing! Son was able to get UT easily as well while we explored and started summer classes . Location is great as it’s 5min or less drive to downtown. There’s plenty of restaurants in the area too. We were a bit surprised at the room set up as you have to walk through one of the rooms to get to the room with the two twin beds so bathroom runs and nighttime was slightly tricky but overall it was perfectly fine with our group. I was looking for a place to relax with the family and urban stays allowed me to book it the same day. When we got there everything was ready to go. I like the fact that every room/bed had a towel for us. As soon as we walked in there was background music playing. It was truly a good place to relax outside in the jacuzzi and next to the fire pit area. Once again thank you urbanstays for allowing us to stay in your beautiful place. I visited this Airbnb for a family trip to Austin. We had never been before and it was a comfortable accommodation for 6 people. Probably good to note that the bedroom with the twin beds and the bedroom with the queen are connected. There is a door to separate but they both share a bathroom in the queen bed room. The house is on the artsy side of town and walkable to a few cafes and bars. There are also scooters and bikes everywhere and you’re very close to Rainey! Well decorated and great location! Only there one night and slept in one bed but it was comfy. Can tell that it’s definitely a home rented to party and has had its fair share of damage. The place was extremely modern with very good decor throughout the house. The house had everything you needed to stay for a few days. All of the little stuff that we typically bring with us at an Airbnb, was provided down to coffee, trash, bags, dishwasher pods, etc.. Beautiful and unique style. Very clean property. That hot tub was great! With all the construction, parking is crowded during the day, but the carport is nice if you have a regular sized vehicle. I do wish there was a lock on the front gate, because I was nervous using the hot tub at night by myself. Seems like a safe enough neighborhood, but you never know. Silly me, I only know how to work a keurig, so I had to look up how to use the coffee machine, as it overflowed my mug with water. Translation: you’re not getting in the hot tub in your underwater. But I can't say if I were running an Airbnb, I would do it any differently—maybe just add a few extra outlets by the couch; that would be helpful. We had a great stay at this beautiful home just a short walk from Rainey Street! The walk does take you under an underpass — it wasn’t a big deal for us, but something to note if that’s not your thing. The beds were super comfortable, and the home is decorated beautifully — definitely a spot with tons of great photo ops! (We didn’t take nearly enough pictures, but I did grab a few )The hot tub was okay but didn’t get as hot as we’d hoped, and only one side of the jets seemed to be working. It might help if it was preheated before guests arrive. We were going to cook breakfast one morning but couldn’t find a cookie sheet for our biscuits — not a dealbreaker, just something to be aware of.If I had to add one wishlist item, it would be a bigger couch or more cozy seating indoors for movie nights.
