Pool and hot tub heating is an additional service that is not included in your booking price. It is an additional fee for both, which we provide upon request. Note that pool heating is available for the full length of your stay and cannot be limited to specific nights.

Cancellation Policy

We offer flexible cancellations for all reservations made on upstay.com

0-4 bedroom properties - Free cancellation until 5 days prior to arrival (4pm eastern time)
5-8 bedroom properties - Free cancellation until 7 days prior to arrival (4pm eastern time)
9+ bedroom properties - Free cancellation until 14 days prior to arrival (4pm eastern time)

For longer stays (up to 30 days) or monthly leases, we require at least 30 days notice to cancel or modify without fees.

Booking On Other Sites

Booking directly with us offers more flexible cancellation policies compared to other sites. Always double-check the cancellation policy before booking elsewhere, and consider booking with us directly for the best price on your rental.

Booking Deposit

50% of the total cost of the reservation is due at the time of booking, the other 50% must be paid once the cancellation policy kicks in.

Our stay was perfect for our bachelorette party. The house was conveniently located near Rainey Street, making it easy to explore the city. The pool was a huge hit with the group since it was nearly 100 degrees and the house was comfortable and had everything we needed. We would definitely recommend this Airbnb to anyone looking for a fun and relaxing stay in Austin.

The home was in a great location and fit all of our needs! The bed rooms were fun, we were walkable to Rainey Street even in the heat of July and the pool, that was a must have, fit all 14 of us. Make sure to communicate sleeping situations with your guests before hand so everyone knows that they may need to share space. Something we should’ve done before arriving, but the house was awesome!

Overall net positive, with some logistical quirks. The lights in the living room and some bedrooms did not turnoff, even after trying different breaker switches, making it difficult to sleep. WiFi was spotty best. Beds were comfortable. Interesting choice in decor and wallpaper, very bright.

Super nice and spacious place. Only negative was the pool heater wasn’t working during our stay but they were actively trying to fix it. Sadly it didn’t get fixed during our stay but everything else was great!

This was a great stay, we found everything we were looking for and was just as described in the listing. We found a few things that we would like to suggest based on our stay. The toilet downstairs ran all the time, not a huge problem, but kind of annoying to those in the bedroom next to it. There was not a ton of seating in the main area for as many guests as it can sleep, maybe thinking of adding more to that, and outside. Otherwise the space was very nice, plenty of beds, plenty of blankets and towels, hosts were very nice a responsive when we had questions, and helpful with check-in, check-out instructions. Thank you

Great place! Although there was only three of us and so much space - the house was beautiful! I wish it was closer distance to center city but it was approx a $5 Uber there and back so not bad at all! Urban Stay was super responsive and I felt safe knowing if there were any issues they would be on it!

Place was pristine, easily the cleanest Airbnb I've stayed in. The instructions to get into the house were clear and fairly simple. The place was really close to downtown, close to a lot of restaurants and bars that are walkable or less than a 10 minute drive away. The pool was nice and clean. Overall really enjoyed the experience and it was a great price for the space.
